Why couldn't you double close on this? I just got a lead i made an offer to yesterday that has really challenging comps. The property was really close to move in ready with granite Countertop, amazing kitchen with 80in stove top and range hood with 2 remodeled bathrooms. Older house that could use refinishing and repair of floor and a closet around a 2nd furnace. Lease option might be a great option to seal the deal

This was very interesting thank you! I especially liked the application of the lease option to the purchase. 

A friend of mine who worked for BigPharma and was wooed away to work at a chain of hospitals. His new boss paid him to move and paid for expenses and losses for selling his house. So you seller may have had a similar incentive package from his new employer. In which case he was never out the difference in the money from the sale of the house anyway.

Hey Ryan, thank you for sharing. Quick question. Wouldnt the option to sell cause the mortgage holder to call the loan due, or you do not record anything and is just a contract between you and the seller? Thanks in advance

I don't see a line item for interest to your private lender, did they give you the money interest free for a week as a courtesy since you know them or was that a forgotten item?
