I bought land in southwest Florida and didn't know it was possible wetlands and a civil engineer told me to sell it because it can get expensive to get the funding and per.its to even legally touch the land
This has messed up my house building dreams

The problem is not the wetland. It is all the government control restricting building, roads, ponds, etc.

I have a lot that is 10% grade slope with water seepage some 4 feet under ground from the road can one build on this using a curtain or footing drain to divert the water around the house.

Absolutely DO NOT buy near wetlands. ANY work you want to do in the future, including fences, tree cutting (even dead trees) or any expansion of the house- you will have to ask the conservation committee who will most likely say “no”! It’s like buying land that you cannot control AT ALL.

I'm looking at property in Florida a bit over 1/3rd of the property (12 acres total) is rated as a Fresh water emergent wetlands. Pictures indicate it is dry/dryer in periods of less rain. I'm looking to homestead in Florida. The lowest/deepest points are rated around 8ft. The area of the property is treeless with brownish color (brush, weeds??) The rest is very thick forest/jungle.
I view this feature as a plus, as I can add pipes and or trench to provide extra drainage from the living area. I love nature, but I also dont want to walk around in muddy water, lol. I can't find any indication that its protected without callin the realtors. I've been FDEP and the National wetlands map.

What can I do with this land? Its valued at 250k but not sure what to do with this land if I cant develop it? Its zoned commercial

I bought a 7 acre parcel of wetland. 100% wetland, for $ 11, 000. I'm actually buying it on owner finance, i went this route because this was all i could afford, and i figured, where there is a will, there is a way.

I bought this land to build on.

it has road access. It is flat.
There are basically no trees, other than some 3-5 year old evergreen trees and one teenage leaf tree.
I've walked the land, it's swamp, you don't sink, i planted a tree, there is water when you dig one shovel deep. Sometimes the road floods I'm told. It's next to a lake.

I want to build, but I'm so horrible with Paperwork

I don't even want to waste my time with "deliniation" i know this is ALL wetland.

How can i come up with a plan to put on paper for their bs permits?

I want to just build and say fuck all the paperwork. Metal pipe helical pile to start.

I don't have money to waste, i would like your opinion, i live in Alaska, i have no idea how much "permits" cost, and in the end, will the answer just be no, if it's 100% wetland? I can't recreate/ replace wetland if my land is already 100% wetland.

I see prior to obtaining a permit, you have to have a septic plan?

I was thinking a holding tank, but would they even approve a traditional septic? That would mean i have to add fill to be above the water table, which means more permits, paper work, people in my hair, $, all together bs.

I know how i would do this ideally, if i could do what i wanted on my land without any other outside governing agencies.

I have solar/ battery banks for power
Holding tank for septic
Hand drive a well, since the ground is soft enough
Helical pile foundation
And i would fill a driveway with dirt.

What CAN i do without a permit?

And if i DO build without a permit, what's the worst outcome?

I've heard from others in similar situations. They would rather take a $10, 000 fine and just do what they want, rather than a $50, 000 permit..
I have no where near either of those kinds of money.

It's a very long process, and confusing, i would rather just do what i wish until someone shows up to stop me, and take it from there.. because everything just seems like bs to me. I'm not harming the land, i want to farm it and live in my slice of land, in a house i built / secluded/ Self sustained and not be told what i can and can't do.. does anyone else feel this way?
