Paid over 2 grand to a recommended local solicitor because i thought it would be good comms and fast. This was not the case. Now I am selling 2 via low cost conveyancing. Both nearly 3.5 months in and still not exchanged and one is a cash buyer! The industry needs an overhaul, it's so BS having to wait so long. I'd pay for an expedited service!

If you have alot of the searches from when you purchased the property e.g coal mining reports, radon etc can these be passed on to the buyers solicitor or do they HAVE to do these searches again?

History of coal mining for example won't change.
