I totally get what you're saying. I used to spend a lot on online real estate leads, but it didn't work out as expected. When I began reaching out to motivated sellers directly and building genuine relationships, things improved significantly. The results were fantastic.

My two cents worth. I spent some time on my county's assessor page. Learned some ideas I didn't know before. I can look up by subdivision. That then brings up a map and a list of 80 - 200 homes. Street address and such. Then looking at the records, it tells me the owner name. If the tax statement goes to the owner at that same address then its a owner occupied home. If the tax statement is mailed to a different address, then its a rental. I can look up by owner name and "LLC" is sufficient to bring up 131, 589 properties. All I need to do is figure out how to use excell to load them onto a spreadsheet and I have my own leads. Granted, buying leads does reduce the work involved, but could I spend some time on Sunday to plan out 200 leads to work the next week?

Do you fully believe that Vulcan 7 is a way better Prospecting Format than RedX? I personally like the way RedX is formatted/laid out to navigate the calls...but wrong numbers is extremely frustrating and a complete waste of time. Please advise.

Brandon. I'm a new realtor. I've spent the last 2 months leading up to getting my license watching your vids and learning everything I can. I try to schedule a consult with you but it doesn't let me enter zero for my numbers as I haven't had a deal yet. Part of why I want to talk to you is the agency I'm at doesn't really do lead gen and I'm stuck. Please help
