How to Find Tenants for Your Rental Properties

Should you choose to forego hiring a property manager, I’d definitely suggest going through a similar protocol that a property management company would do. This would include a thorough background check, rental history, and employment verification.

Would you suggest a management company over an individual property manager?

Conduct a thorough background investigation. Landlords can feel more at ease if their tenant has no significant criminal records or unsettling past, aside from eviction records.

Lol so this video was just an advertisement for his company and basically saying not to do it on your own but hire a company like his… wow what a waste of time

So for her first property you would suggest you pay someone else What makes you so confident she can incur the expense?

Once you advertise a property on websites do tenants tend to come straight away?

Typical rent is $2200, that means you need $8800. Typical wage is $15 that brings home $2400. By that rate you need a husband, wife and two children working and sharing the same roof!
Clearly we are living in dystopia.

Best advice is keep your rent @ 25% of the local income. Otherwise you probably wont find a tenant as easily and your property risks remaining vacant. The market is about to crash and our generation isnt willing to go into debt when we can live with our parents or roomates. In a BIGGER home.

$1 per square foot or 25% of the median income is the rule of thumb.
