I consider this current market as a reverse market crash. Extremely low inventory causing home prices not only staying high but increasing coupled with high interest rates. Not enough homes selling is still a crash but not in the typical sense.

I’m in South Florida, and homes are still selling that are in great condition in desirable areas. There was an open house that had 75+ people and folks are still sending out multiple offers.

Still no inventory, bottom line, more houses on the market prices are competitive, here in Massachusetts home prices are thru the roof

What effect, if any do you think the BRICS nations removing themselves from the dollar as their reserve currency will have on the value of the dollar and will that effect the price of homes?

Here in Utah, prices are going up with multiple offers becoming normal again.

My market went up 31.1 % from last year. I can't see buying now and trying to sell later in life, because it would be a short sale. The market is delusional, and it's not sustainable. It has to crash hard to reset. The rental market should add pressure on sale prices to start taking a hit. Rents are sky high, but it doesn't cover the additional costs of owning a home. Lately, I'm seeing friends/roommates looking at open houses. It sets the tone that unaffordability is crushing everyone but the rich.

You are saying the same thing I've been saying only more elegantly and with data to back it up.

If you look at home appreciation and the inflation curve together, it's almost a mirror image. With only a few months in lag from inflation to appreciation.

We are experiencing a market correction as we experience an inflation correction.

The only way we see a crash will be due to the media causing widespread panic and fear.

Just my 2 cents haha.

I don’t need a YouTube video to for my own opinion your opinion doesn’t change your mind. What I could see is there is mass layoffs people are not working whether you like it or not the housing market as finished based on the fact of what’s going on around us, banks are not letting out any money. There’s just way too much evidence to debate the subject that’s going to fail.

Central florida is up 10%. Bottom line is that we have a shortage of “good homes” for sale - anything turn key move in ready in desirable areas has multiple offers. Buyers are coming from out of state with high paying jobs, and the rates are not affecting them. Agree 100% Brandon when rates go down the flood of buyers will come back. When we had 15-30 offers on homes last year, those buyers are still out there. When rates fall the flood gates will open and it will be 2022 all over again. The best time for people to buy to have strongest negotiating power is for sure now.
