How would the double digit return be generated? What exactly is double digit - 10%, 15%, 19%? As usual, very little detail on rental yield, exit yield etc. From my experience managing real estate portfolios, I can tell that PRS/BtR net rental yield is 4%-4.5% (at the max). So are you suggesting that the yield compression or capital appreciation will generate another 6%+ annually? That's wildly optimistic.

Salam, as someone who has benefitted (and continues to benefit) from IFG over the years, this is an understandable yet disappointing next step for IFG/Cur8.

According to your channel your mission is "...to make downtrodden communities better-off. To take people of colour, Muslims, and minorities from being among the poorest in society to the richest.". I would argue that the proliferation of projects like this are examples of rent-seeking behaviour/rentier capitalism that serve counter to this aim.

Like the man at 6:48 said, people of the younger generation are much less likely to be owner-occupiers of their properties. With large proportions of their income hoovered up by rents, they miss out on the chance to build wealth of their own (like earlier generations had) and instead their incomes line the pockets of and concentrate wealth in the hands of landowners who have already accumulated enough capital to invest in property.

Over time you form an underclass of people who might get on the property ladder very late (if ever), having paid enormous sums in rent over decades that could have been used to buy property and build wealth of their own, but because they could not access the financing to do so they have little to show for that (this problem is especially worse for Muslims as our financing options are much more limited).

Building properties with the sole intention of renting them out does not increase the supply of homes to purchase (infact it takes away land that could be used to build properties for that purpose, thus making the supply problem worse). The man at 6:48 is so close to getting it ironically. If you ask most young people/families I think they would say they would prefer avenues to get on the property ladder themselves rather than more elaborate and flashy apartments to rent with gyms and coworking spaces.

This country has a problem where the easiest and safest investments with good returns are simply to park your money in property. This stifles innovation, makes it harder for businesses to operate due to high rents and customers with less disposable income, and is overall a leech on our economy. It does not take a genius to become a buy-to-let landlord, only enough capital and the blessing of being born at the right time. Running a productive business that provides goods and services as well as employment to others is much more tricky. Yet which one actually provides more benefit to the community per dollar invested?

In summary this sort of project is an example of the very things that keep poor people poor and deprive them of the opportunity to build wealth for themselves.

I wanted to invest. Signed up to Cur8 and then was told I can't invest because I'm not a millionaire or in other words a super investor. I'm a teacher with an average income of £40k annually who was interested in investing between £5k-10k but cur8's requirements prevented that. Customer service recommended to invest in their other offers, all of which turned out to be unavailable.

So I call urself an Islamic finance guru and yet promote places where there is a possibility of intermingling like in the gym or conworking . What a joke ? . This is the problem . The moment these people see money 💰 all ethics are out of the window. The guy didn’t even mention where the nearest mosque is yet calls himself a halal investor .
