How and why we chose to buy raw land for homesteading in the Adirondack Park
The Adirondack Park is like no other park in the United States. When we tell people where we are building an off-grid earth sheltered homestead from scratch, they either say how lucky we are, or, they ask us why we would choose to buy land in a place where the Adirondack Park Agency (the APA) has created so many rules and regulations. Well, today we are sharing why we chose to buy 30 acres of raw land to homestead in the Adirondack Park and exactly how we were able to find the perfect piece to do all that we dream of in our retirement.

We chose rural and couldn’t be happier. We’re right off Sacandaga lake. We live close enough to civilization in case of emergencies but far enough away to be “off grid”. Life on a mountain takes getting used to but we couldn’t be happier. Great video!

I appreciate your take on this so much. I'm learning about the Adirondack region now as I try to figure out where I want to build my homestead. I appreciate your honesty on regulations. You find a lot of homesteaders and peppers whining about regulations but when developers come and change things they also lose their minds. If you don't have rules that also means your neighbors don't. There's nuance that needs to be understood.

I grew up in NJ but live in the south so I know considering moving back north means more rules. Thanks for explaining your experience ♥️

When i first went into the Adirondack Park i literally fell in love. I soon after went to Colorado, Maine, Seattle, literally coast to coast and all i could think about and brag about was the Adirondacks

Wish we knew this years ago when we purchased our raw land in Johnsburg. Very helpful info! Fortunately, everything worked out OK for us, permit wise. We built our home here and we absolutely love it! One note: I was unable to locate the Warren County Parcel Map that you describe. I'm assuming that the County has done away with that. Too bad. You certainly did your homework!

You have just helped me avoid a costly mistake. Thank you so much! Low Intensity is harder to find and more expensive. I am comparing Rural Use with Low Intensity and it looks like the biggest difference is the minimum Lot Size (which I don't mind) and development within 150 ft of state and federal highways (which I don't mind either). Are there any more pitfalls with buying a Rural Use land? It looks like for me Rural Use land is very acceptable to me. My objective is larger the same as yours: a small off grid homestead for retirement. Any thoughts? Thank you so much in advance!

Most private lands are 5 acre zoning. Also the land is relatively inexpensive. And no the government regulations to build are rather reasonable unless you are lakefront. Raw land is pristine and I have had zero issue with inspections / variances.
