Here’s an old handyman’s advice: do the best to take care of yourself. Do cardio, lift weights, take supplements. You make your living with your body. It’s frustrating when you are at the top of your game being able to really sell yourself and price jobs well, attract high-end customers, do difficult jobs nobody else can do and then get sidelined with an injury.

Regarding the gate latch. I ran into that issue two weeks ago, I ran a carriage bolt thru the up tube on gate. Used a spacer to build out the catch. Prevented another trip. Rental property as well.

I install my AC units every year. It’s part of my exercise program. 😂 At mom’s house I installed the screw in gate valves on her washer.

lol @ those laundry valves. just did this at one of my rentals. ended up just cutting them out 2" below on the copper. and sliding on drop ear sharkbites quarter turns. took about 30 mins. what's great is the sharkbites will probably outlive me. i hate those gate valves

I figured it to be about $276 plus the parts cost. I always give a price break on longer jobs, it seems to keep people happy and they call me back.

I absolutely LOVE crawl spaces! LOL! Is that lint all over the crawl space? It looks like it (at least on the video) that the clothes dryer exhausting into there.

For a while there, I thought the running around was going to do me in (new guy here). Traveling to remote stores to find things. Turns out, other handymen are experiencing issues at box stores with empty shelves. For some reason COVID has caused everyone to flock to them. Weekday, weekend, when ever I go they're packed to the gills. Realized how nice it would be to have a tool trailer that has a lot of freq used stuff on hand to prevent the back and forth. I know it's impossible to have everything.

For the gate latch you may be able to instead of weld the latch bar, simply drill through the pipe and bolt it on.

I just did plumping in a crawl space for a new sink/Kitchen. Floor was concrete lucky me.
