I think it's a good idea to look when it was last sold and for how much and then look at how much have similar properties sold for on that road or adjacent roads, then factor in how much you like that property and what you feel it is worth taking the aforementioned into account. An ex council tenant who bought the house decades ago might be willing to take less etc.

I'm bidding 20-25% below asking price. Most times I don't even get a reply. I did phone one estate agent and he hadn't even passed the offer to the seller. The house did not sell and is back up for rent. I think prices need to fall another 20% in my area. They will not fall by 35% with it being a sought after area.

The mortgage in principle thing always gets me. I was advised by at least a couple of agents at various times up the property ladder never to get a mortgage in situ until a property is found that an offer is put forward on, apparently it can affect credit score multiple successive mortgages are applied for (if things fall through for whatever reason...)
Is this true in your experience? Please clarify:-)

All properties around UK are over priced, they have no intrinsic value.
