Touring Real Estate is something that I do on a regular basis. I'm always trying to find my next multifamily for investing and today I found a great opportunity. In today's tour, I go over how I analyze a duplex and what I like or dislike.

This property looks like a dump and I LOVE IT! If I'm able to buy this place I will be fixing it up and making it look brand new. I'm going to put in an offer on this place but I'm still not sure if it will get accepted but I'm hoping for the best.

How do you finance your rehabs? (Hard money lenders etc) Do you use the BRRR strategy?

Heating systems? Roof? City water/sewer I'm guessing, 2 water meters? Laundry? Those old cast-iron baseboards are ugly, but they hold heat.
2 kitchens, couple bathrooms, 40k rehab easy.. Hope they're worth $1500-2000 a month, per unit.

What if im putting no money down cause it's a va loan , the place is 350, 000, nothing needs to be fixed, everything is perfect. I plan to live in 1 unit and rent out the other . Mortgage is 2100.00 and thats escrowed with taxes and insurance and the projected monthly rental income is 2700.00 a month for both units . It doesn't follow the 1 % rule, this is 2021 and not the best time to buy, is this a good or bad investment ?
