Felicidades Gadiel! I hope anyone reading this become first-generation homeowners soon! Adelante mi gente!!!! For all of you who are interested in some of the things bank look for when it comes to approving you for a mortgage:
- 2 years at the same job (minimum)
- the last 2 years of tax returns showing your income
- a good down payment (20% in order to avoid PMI)
- A good amount in your savings

Gadiel, you are dropping gems! People don't realize the amount of financial work it takes to own but how worth it it is! The $$$ you spend on rentals all those years could be spent on your OWN property.

HGTV taught me a GANG of information about buying a home and having a great realtor also. I bought my home at 24 and now I'm almost 34. I realize now that it was the best move I could have made for myself and my future. I was able to buy a 3, 000 sq ft home in Texas for $134, 600 .

Another good tip is to break your monthly escrow payments into parts. I pay a 1/4 of my total payment for the month on each Friday. This cuts the total interest down on the loan and pays a few extra small payments to the principle each year, which shortens your loan years from 30 to 25-26 years automatically.

My boyfriend and I are in the process of buying a home and just learned about PMI (Private Mortgage Insurance) from the Financial Literacy Coordinator at the university we work for. I highly recommend also talking to a financial literacy person in your community if that is available to you. He wants to make sure we can afford payments, save money, and live comfortably. :) SUERTE to all the first time home buyers! 🏡
