I bought my weird property in 2012 for 340k, I did renos to the commercial building then went to refi to get money for the house in the property. The bank hated it, wouldn't refi it. So I got private money. In 2018 I sold it for 2 million. Great learning experience all around.

I'm on my maiden voyage as a BRRR in Tacoma. Remodel is 2.5x what we projected. Still making money but we shall see. BRRRs turn into decent cashflow if they don't go infinite so I'm still happy.

This happened to me. I was expecting a solid $300k on 2 duplexes. They came back at $210k. Weirdly, the appraiser appraised a house I thought would be at $85k for $100k. It was all the same loan. I got about $50k less than what I wanted.

When my RE agent asked me the name of the appraiser, she said, “Uh-oh. You’re not going to be happy with the results.” She knew! 😂

I kind of think the appraiser hadn’t caught up to how quickly the market had changed in 2020/2021. He couldn’t believe the rents were of $3500 gross. But that’s where the market is now.
