Funny I started in this biz 2+ years ago and the off market arena didn't work as a FT time teacher. I heard Jerry years ago but I was mentored to NOT look at on market so I didn't until I prayed for a better way....I was reminded that Jerry HAS BEEN doing this. Last August, I closed on my 1st on market, January, my 2nd on market and now I closing on an off market one next month. My agent is a beast but my goal this summer is to build more agent outreach. Thx Jerry!

I used your letter of intent to purchase with my LLC logo on it and sent it to an on market listing with a real estate investor friendly agent I found on bigger pockets. Wish me luck as well!

Great insight! Quick question: How do you guys work on market MLS deals when anyone (including potential end buyers) could contact the seller through Zillow at anytime themselves and potentially circuit around you as soon as they'd receive the full address?

You need to have a Cash Buyer ready to go when working with Agents or you need to be ready to pay the EMD at title until you find one
