For everyone confused the movie is called “you should have left” which referred to his relationship with his ex wife who he killed but because he didn’t leave, he couldn’t leave the house which represented hell, his punishment which is why his wife and daughter were able to leave but he couldn’t

So Theo IS Stenson which is why the plot plays out like this. He was the shadow the entire time, he was the ghost, he left the message for himself... He keeps reliving his last moments without as a ghost who sets his daughter free while at the same time this loop keeps haunting the residents who actually come to rent the house(if any ever came that is).

I get this is supposed to be a horror movie but as a mathematician that house sounds like paradise. A paper in the making. Like, even as I feel the dread I’d honestly stay there with the sole purpose of mapping the entire house and finding some sort of model that explains it.
