I’m closing in on my retirement and I’d like to move from Minnesota to a warmer climate, but the prices on homes are stupidly ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%) do I just invest my spare cash into stock and wait for a housing crash or should I go ahead to buy a home anyways?

I live in Texas. Harris county just raised our property taxes to 9.54% from 3.5%. Our property taxes should be calculated based on the original purchased price of the home until is sold again to a new owner. In reality we don't own our house. Government does. There is no such of thing as private property in the USA.

I work for a utility company in LA and started as a meter reader. I had to get escorted by security to take me to the electric meter. What I noticed is the shredding of money and had huge containers of shredded money. I was told it is recycled and re-used. I still don’t understand why it needs to be taken out of circulation and shredded. This also creates inflation with the creation of crisp dollar bills

I disagree rent goes up as insurance, taxes, hoas, and any other cost to the landlord goes up, landlords always pass it on to the tenants rent. Look at yearly rental increases.

If rates are plummeting, then why can't I see it? What i see is a 15% INCREASE since the fed lowered 50 basis points. If the housing market is in so much trouble, them why does it keep rising?

We've been saying that it's the end of the road for three decades. They just keep doing it. It's crazy how insidiously brilliant they are. But they've been playing this game longer than we've been analyzing it. In spite of what "should" happen, they keep the ball rolling.

If property taxes are paid in arrears, could that also be the problem? As the market changes, those assessed values might no longer be accurate or represent current market values.

What do you know about CBDC (Central Bank Digital Currency)? It seems to me the west is going that way in response to, among other things, the BRICS nations. Some commentators seem to think the monetary reset like a debt jubilee.
