Good effort but using TG’s quantum to do a back of the envelope calculation for EOK’s PSF is not realistic.

Acceptance of quantum for BR type is also dependent on layout and unit size etc. $26xx for smaller units is OK but not for bigger units when there are still available units at TG / GD. TG 3 + study has not increased price since launch, going at $23xx - developer has to recently increase commission to move 3 + study at TG. 3 + study TG buyers now have a better deal than launch day buyers
