There is a slight difference in the land area as per sale deed and sub division patta. UDS should be calculated on area as per sale deed or patta.

TVS emerald elements having 24 % uds .. so 250 sqft. UDS for 1055 sqft bulit up ... is this good ? Do u suggest to buy in this venture ?... pls advise

Total area 2008 sf. Builder registered 200 sf uds. 10 years passed. I canceled the power of Builder. I settled the 2008 sf to my wife. Will there be problem because of uds registered by the Builder using the power I gave him?

I gave power to builder to construct flats by JV in my 2008sf plot. Without building the flat the Builder registered only uds of 200 sf.
No construction done for 10 years. I canceled the Power given to builder.
Will the uds document affect me. I settled the whole 2008 sf area to my wife. Will there be problem by uds buyer who may be a BINAMI of Builder who failed to build flats for 10 years.
