Rob: Drainage expert and business owner out of Fort Worth. Do NOT let your builder continue until he has a solid drainage plan in place. I have had to come back and rip up thousands of dollars in concrete and landscaping over the years due to the same situation you find yourself in. Tell him you want a solid drainage plan in place before moving forward. The order of operations is imperative. You need connections on all of your downspouts, and they need to run to a suitable main line to handle the amount of water being displaced by the roof. You need channel drains, and french drains in multiple locations. If you need a free consultation, Ive got your 6.

Rob! I’m an HVAC Tech/Installer in Central Fl.. I suggest you 2 Three Ton units.. like a “north & south” or “east & west” an have each air handler tied into a Rigid Duct with few drops on each unit.. kinda like a grocery store if you look up you could reference.. also consider buying the units online pre-charged w/410a not R-22..
Considering mark up would be saving 20/30% of units Cost.. also u could use a 3 ton condenser an a 3 & 1/2 Air handler would give you lil more efficiency.. u cannot do it opposite way around.. only lil bigger handler
Goodman/Amana has good units with 10y parts an Labor for excellent Price.. purchase units an have a company install is what I would consider if in your stinky Shoes.. 😊❤😊

Landscaper here. For the standing water near driveway. If the dirt of the sod is level with the driveway, it could run across if it’s a lot of rain at once or too much for the dirt to hold. But it will still be very soft and would not mow if a decent amount of rain falls.

Really enjoying these, Rob. Having been a project manager and consultant for almost 20 years, I can say from experience that failures happen...even with the best planning. Sometimes, things go sideways, or estimates vs. actuals are off for some reason. Also, being close to completing my MBA (3 classes remaining after completing a Masters in Project Management in December of '22), I can also say from experience that they do NOT teach about failure in MBA programs, which is quite unfortunate. We learn a lot about analyzing and solving problems, but not about actual failures. Keep going with this, and I look forward to more! 👍

You still need the grade to be properly draining away from the drive and house . If they put sod in a low spot holding water it’s just going to be a water hole with grass in it. Yes most do leave an inch or two below the drive so the sod is level across the borders but you should not have holding water as that’s just an indication it’s low and needs properly sloped and draining correctly .

HVLS Fans, white roofing, roofing blankets, if the air in your warehouse isn’t circulating, the air between the hottest point to the wall will be a gradient. If you want to cool the temperature in the warehouse, you need to move hot air to the walls of your warehouse. I don't know a ton, but if your ever at the DW warehouse, I can try to explain what a roofing blanket is lol.

Two ways id recommend to cool the warehouse is add two separate 5ton units or add one 15ton package unit, add a little more insulation and you’ll be good. Love the videos keep up the great content

Hey lunkers . I’ve been watching you since day 1 of your other channel and been enjoying these videos since you started daily uploads . I am a hvac installer, technician, and about to start my own hvac company(I’m 21 and need to be 22 to be eligible to get my license). I work just north of San Antonio, specifically in the hill country . At $10, 500.00 for a 5 ton unit will full install is a very very good price . Like someone else said on here I would suggest getting 2 separate units, one 3 1/2 ton and one 3 ton . And just get a higher seer. Probably a 20 seer for both units . It will cost more but it will get you down to where you want to be at (75-72) . I will like to point out again that $10, 500 for a 5 ton unit full install is a very very good price . As for brands I like goodman units, or if you want a life time warranty on compressors just get an Amanda, it’s made by goodman, only major difference is that you get better warranty.

If the water pools now it's going to do it regardless of what you put on top of it. Get the skid steer to fix the slope by the driveway and put those drains in before you lay sod. Also make sure where those drains are draining to doesn't pool up before laying sod.

As for the AC in your new building, I think the cheapest and quickest way would be to add another unit. More BTU's. They say 5 tons won't do it, then add another 2-1/2-ton unit. Or spend a lot more on closing the "attic" area off and adding more insolation.

Finish the interior walls and ceiling with a wall board to help with sound deadening and to help with cooling or heating.

Add more spray foam to the walls (maybe 6" total?) to extend the cooling ability of the AC unit and save a lot on operating costs.
It is kind of the reverse problem in Canada with winter heating. I have ~R40 (~6 1/2" spray foam) walls and ~R60 (~10" spray foam) ceiling and I heat during the winter with a very very small furnace.

Just a note one way to keep your brick/stone from being stained at the bottom of the house when it rains is to use either landscape fabric or haymats . But hopefully it didn't stain it and you can get it back to white.
