Great point at the end about the long term return and leveraging. Many of my clients are doing this and don't pay much attention (if any) to the monthly cash flow, as long as it is positive...they are always looking at long term equity 10+ years down the road. Either for personal finances or as a holding of cash for retirement due to being self-employed.
