Winter is not "a small portion of the year" in New York or Ohio. It basically runs from the start of November until the end of March. That's 5 months.

Cool, but I also care about these things:
*1.* Property taxes
*2.* HOA fees (preferably none)
*3.* Crime rate
*4.* Susceptibility to natural disasters
*5.* Distance to nearest (How long would I have to travel to go to the store or to go to work?)
*6.* Availability of public transportation

I’m thinking a cozy small town would be better than something that’s too remote.

I would really love to find a house with a rooftop, so I can go up there at night to watch the stars. It is my dream.

We moved to Youngstown OH from Jacksonville FL in 2017, primarily to be close to family, but also for the seasons, the proximity to great parks and forests, and the affordable housing. We were blown away by the low cost of living. Everything is cheaper here--food, utilities, fuel...and although the winters can seem long, they are relatively mild. We bought an older but well built 70 year old home in 2017 for $78, 000. We sold in 2021 and bought a new construction home with more square footage in a nearby suburb for $179, 000. There are many affordable homes here, both new and old--I think the main barrier to entry is the insane interest rates.

I live in a small town in northern Michigan. My house is close to 1300 Sq. Ft. The mortgage payment is $521.00 a month. Bought it in 2012. 3 bedroom, one bath, large office, open concept kitchen and living room, with vaulted ceilings, on 1 acre of land. Hubby and I live very comfortable here. $300, 000 is quite steep. Most people live on a budget these days, so I don’t think your suggestions are reasonable.

I live in Louisiana and it is very affordable. The downside is the HOT summer days. Mississippi is no better on heat and humidity. Arkansas is breathtaking! If a person desires a lot of land for a reasonable price, he/she could travel to Northern Arkansas. By the way, not every place is like New Orleans or Baton Rouge. I live in a very small town with very little crime. If someone has trouble, the entire town pulls together to help.

Just over the border from youngstown in Pa, you can buy houses for 30-50k. Not glamorous houses but good if you're poor.
Granted these areas are kinda go nowhere places but if you're looking to live off your social security alone, they're do-able.

Move out of America. I bought a house in Italy for 100k and it's beautiful. I bought a second home in Lima for 64K and it's 4 bedrooms in Miraflores the nicest district in the city

I lived outside of Jackson for almost 15 years. The crime was horrible when I was there, and it has only gotten worse. There are many other beautiful areas for Mississippi, but stay away from Jackson.

My mom grew up in Crossett, Arkansas. I always enjoyed going there to visit my grandparents. If you can handle the mosquitos, chiggers, humidity and crazy lightning storms it's actual a very interesting part of the country to visit.

It's not just the cost of the house, it's the property taxes you will never be able to avoid. It doesn't matter if you save up enough to reduce the cost of the house down to an affordable mortgage if the property taxes are high no matter what and never go away ever. A few hundred dollars a year for a $60, 000 house is doable, but with an average property reaching 300 grand, the property tax is ridiculous.
