This property is hard to sell at that contract price of Php 23M. At that price you can purchase 2-storey house fully furnished with better amenities like huge outdoor areas, big lanai areas or even a pool area.

Why it is overpriced? Here's why:
- Standard materials used on bungalow house are not expensive based on NBCP. (Steel bars, footings, ceilings etc.)
-Lot area is just about 250 sqm.
-not even fully furnished (no dining table, sofa set etc.)
- Window type AC.
-compromized outdoor area space for bigger rooms. (Not really sustainable)
-all bedroom only contains 1 Window (no cross ventilation)
-the house is AC dependant.

I don't hate or dislike this house, but if you really want to plan on purchasing this property consider this comment as a friendly constructive insights.

The view from every window downstairs is a blank white wall surrounding the house. From the dining area, one has a view of the gate and the street scene. Some potted plants are needed to give a natural backdrop views from the windows. I didn’t see a closet in the bedroom next to the kitchen.

In this subdivision the houses are built too close to each other. For that price I expect more space and privacy.

I wish AV properties would show how the neighborhood is. How the neighbors’ homes look like. A drone shot perhaps. Why won’t AV do this? I’m sure it’ll help sell the featured home. I mean that’s the first thing an interested buyer would look at. Is the neighborhood clean and safe? It doesn’t matter if the house looks great if the neighborhood does not appeal to the buyer.

I think what made this property a 23M is because of it's different finishes and the High end kitchen materials also the narra flooring we all know that its too expensive but on top of that I love this layout for a bungalow house I wish there were some furniture included also.
