Hi Friend, your video was quite informative. However, I have few doubts and I hope you may help me to get that clarified, please..thanks, in advance.
1. Suppose I have good fund in my hand and I want to invest in real estate of buying an independent house..ok? Actually, I also felt that instead of going for loan & incurring huge EMIs, which would certainly pinch my pocket. So what I felt was, instead of investing in Mutual Funds, I will go for real estate and I also believe this also will yield me through rent and ofcourse eventually when I plan to sell the property I will get a good amount ofcourse than what I had spent while buying. Plus, the rent what I am going to get every month and that also I can invest in any MFs or in simple recurring deposits etc. Thus, I feel it’s a good idea.

2. Besides, to strengthen my idea while I see alliance for my son, if we say that we have a nice property then it may certainly enhance our standard..right? Rather than telling to the other side that I have invested solid amounts in MFs, and that may not give that much effect as that of a property. However, I also felt the need of telling you that we do have a flat in a good locality, and that’s on rent on date.

3. Never the less, over the last part of your video you said that we can buy a property during our later years from the returns we get from MFs. But here, if I am not wrong the inflation rate also will strike the market, then. Is it not? Barring the inflation, at that age commitment towards the family will also be more like children education, marriage etc…etc.., So, under the given situation, buying a property should not become a mere dream..right? So, kindly give your expert advise, please..

The day we get leverage to buy mutual funds, I will believe only Mutual Funds should be done.. but that will not happen.. you create wealth by real estate.. Check the equity returns of Japan since last 30 years. Not saying it will happen in India, but there is uncertainty even in Equity markets.. compounding at past rates is NOT a given for equity markets either.. both asset classes are good and bad, both have pros and cons, is my opinion.. thanks for the video.

Bangalore rental yield is 5% on 50 lakh property getting 20k rent + maintenance is very easy.

On 1Cr property easily we can get 40l + maintaince

Very well explained !! I am an ardent equity investor. Nifty 50 over a period of time have given a 16% cagr returns.... Much better than real estate.

In online SIP calculator it's showing different. Also most of the people don't pay EMI up to 20-25 years. I have seen people closing the home Loan in 8-10 years.

You forgot to add maintenance charges plus municiple taxes of the property during those 20yrs which will bring down the returns even more. Greatly put up otherwise. 🙏🙌

I follow Deepak Dubey astrologer. He said in his video for my Rashi ki don't buy properly as an investment bcz it will not give you expected returns.

Decided to continue with MF

U forgot about ghar ka monthly maintenance fees, house tax fees
Registration fees, etc...

After 20 years very difficult to resell bcz ghar बहुत purani ho chuki hogi
Wahi MF me gajab ka returns

MF is more flexible compare to house buy/resell

I agree with 1st point, agar ghar रहने के लिये लेना hai toh yeh DIL (इमोशन) ka mamla hai aur डिबेट ka sawal hi paida hota.


MF me ek mobile ke screen pe kaam ho jata hai
Wahi purane ghar ke reselling me u will have deal with many many people to see who will buy

Definitely great work ! but to make it picture perfect please try to redo this with average amounts of maintenance charges, municipal tax, tax on rental, repairs like painting, rental gaps between two tenants and renovation etc, and on mutual funds side you need to consider paying taxes while the SIP investments. Am I missing anything here ? Don’t delete this until you upload the updated version.

One can invest the money earned from rent again. But in SIP no monthly income option. You can consider rental earned to be invested as SIP. Then real estate seems better.

I agree with you on this Paritosh. I also want to know if this holds true if I buy a home for investment without a home loan, that is I am paying the full 80 lakhs rather than investing in mutual funds.
