When you move the kitchen to the lounge, how much recycling of parts to you do it order to keep costs down? EG cooker / stove / oven, kitchen worktops. does this really cut costs or is there more hassle?

Terrible. You forget to mention the 90 day rule and the VAT element, you also forget to mention that it’s against 99.9% of residential blocks of leases to short let. You can make a lot of money in this industry but it’s soon going to be regulated and right now it’s 100% grey.

So with a career behind you and money you can buy into any strategy. Lol What about unemployed people who have cash hidden fromDWP yet still want to invest to get off benefits like 20% of the people I help as an Independent advocate? How do they do it without affecting benefits at the start but then earn enough income to take over what their benefits pay for?

Could i ask for your advice on the following, please?

I live in the South East (Essex) and I'm reeally struggling to find deals atm, i have a pot of money thats enough to either to put down as a deposit for a 3 bed house (but not enough to convert to HMO and give a good return plus higher risk due to interest rate), or build an extension to my house (3 extra bedroom and a bathroom) and rent out spare bedrooms as a HMO (about 23% ROI, great demands with a hospital 5min away). I'm quite incline to do the extension and rent out spare bedroom to get a good return, but at the same time fearing the loss of opportunity of buying another house... do you think its a mistake to spend the money on an extension rather than on another house?
Your advise would be much appreciated as I'm quite tore between the two choices atm...

You went from £1000 to £3m when money was extremely cheap, hence you could borrow that money. I don't think we will see that cheap money in the near or distant future. Plus the property market is slowly crashing...
All that you talk about is based on extremely cheap money + constantly increasing property prices. Now this is all gone!
I don't know how you will manage this huge debt and leverage in the current situation, but recommending someone to do this now is pure lunacy and can truly screw people's lives...
