I did the same thing when I put a new lawn in my back yard. Sand has great properties and it also help with absorption and filtration of extra water on the lawn!

The yard is likely mostly clay from being leveled for building. The sand works it's way down in and breaks up and softens the clay so it can absorb water better. I use it this way on my lawn and I added sand to my gardening area. It's helpful.

It's actually very simple. If you have a high clay content in your soil you lay down sand and it will filter down into the soil and make it a little loamy and help it drain and rake up the rain water.
