Interesting thing about homes that are on underwater, we are found a few homes underwater due to partial claims. In fact, we just purchased a home that has four different partial claims and is underwater about $26, 000. Why did we purchase it? Because they just were in foreclosure, and filed another partial claim to bring it current. She can’t afford it and so we gave her a couple thousand dollars and I put in about $20, 000 into it and now we have a cashflowing rental with a 2% mortgage. So for less than $25, 000 we were able to pick up a $400, 000 house that we owe $425, 000 on and are now cash flowing monthly.

Already seeing some deals on travel. Purchased 2 rountrip tickets from HOU to PHX for $495 on July 7th then 3 days later rebooked the same flight for $320!

I have been seeing more dated listings as well where they are now trying to rent because the listing expired. But they are mostly the odd floorplans or the cosmetic flips that are not in the best school districts in Indianapolis
