If you are buying a home in Florida, you should know that Florida is a state that allows real estate agents to give buyers cash back at closing if they choose to (some will not, but there are some that do help buyers out.) In some states it is illegal or restrictive.
In NJ rebates are allowed too, but only if a broker pays the same amount to all of their buyers equally, so that is why they typically don't. However, Florida gives agents freedom to help buyers that they choose to help, without any restrictions, at their own discretion.
