My dad has passed from NIT Calicut, it's the best in education as North IITs are equivalent to South NITs, you can't compare the just on the basis of apperance and modernization, the basic rule for comparing is education they are providing....

I am an NIT alumni and proud to be one.. I have been to IITs, IISc and Even other NITs. Let me Tell you some fact, some top NITs not new ones are way older than what you think because they were called Regional Engineering Colleges back then, before rebranding into NITs and hence the buildings and infrastructure looks old and was a prime institutions for many for high quality education from the region.... Also, capability depends on individual and institutions can only provide environment and infrastructure for it.
