Honestly every student letting agent in cardiff needs a shake up, a diff letting agent refused us our 200 deposit pp (there were 8 of us) for light bulbs we replaced ourselves

This is one of my pet peeves (I've got a lot more, I'm opening a petting zoo shortly). Children should be taught how to avoid this kind of thing in school, along with how to establish credit, and other essential aspects of daily life. The first thing that any small claims court judge will tell you is that before you move in you should take photos of every scuff and stain in the apt., that way you can prove previous damage. By the way I LOVE Joe .

My housemates and I were forced to move out over 2 weeks before the end of our tenancy agreement, as CPS didn't have enough staff for the volume of check out appointments they needed to do. This was in June and it took until October to claw back most of our deposits. Certified Sheisters.

I've just been directed to this video after driving past CPS (it's a takeaway now, hopefully that is a statement of their demise) for the first time in many years. I pointed out the awful treatment we received when we rented a house from this agency. I was told they were investigated, and was directed to this video.

I'm glad they have suffered, our treatment still resonates with me, and it was in 2004! Yes, 16 years ago. We left a house in a better state than when we moved into it, we know this 100%, not only because of the way we cleaned and tidied it, but because the day we moved in, the previous tenants were moving out, we literally waved goodbye to them, no cleaning took place! It was a state tbh. 12 months later when we moved out, we were charged hundreds of pounds for a cleaning fee.

We pointed out that we couldn't possibly be expected to pay that when we left it in a much better state than when we arrived. Firstly we were shown a crazy priced quote for the cleaning, this was nonsense, and we pointed out that a quote means nothing, did you take that quote is there a receipt etc etc. Then we were told that it was down to the landlord and to take it up with him.

They probably didn't expect us to do that, and it was harsh to do so because it was all down to CPS, but I did just that, and traced the landlord, and went to confront him at his place of work (a few doors down the road as it turns out). Harsh and I shouldn't have done it, but that was because of CPS.

The point I'm making here is, that they have been doing this for 16 years at least, ripped us off of hundreds of pounds, and how many more that year... and previous years... and future years... they have literally stolen hundreds of thousands of pounds from students, that's not an exaggeration. If they are still in the business of renting agency, then it's not down to Joe Lycett, it's a criminal matter for fraud.

CJ Hole in Bristol are the exact same. Among many other charges, we were even charged £50 for rubbish in our council bins, even though we had moved out weeks before and jetwashed clean our bins - and provided pictures. They said it wasnt their fault other people had dumped rubbish into them...
