Multiple representation is when a real estate brokerage represents 2 or more clients in an offer situation. For example, a brokerage representing a seller and a buyer in a transaction, or when a brokerage represents 2 buyers making an offer on the same property.
When multiple representation situations occur, all clients must be made aware at the earliest practical opportunity and Realtors must explain how services provided to the client will be different compared to single representation.
A client can refuse to consent to multiple representation, where then the brokerage must then release that client to allow them to seek alternative representation from another brokerage.
A brokerage can not represent more than 1 client in the transaction without the written consent from all parties.
