How about legislation that forces tenants to have and maintain 6 months of reserves in an interest bearing account? How about legislation that forces tenants to show proof that they participate in their 401k at work and will maintain participation in it? How about legislation that forces tenants to have AFLAC? How about legislation that requires tenants to be enrolled in employment interruption insurance on any outstanding loans or lines of credit they have on their credit report?

The cancelled rent and rent freeze isn’t even radical other nations have stopped rent/mortgages in response to the pandemic. What’s inhumane is people in the most infected nation on the planet demanding they “open the economy” because people would risk death and infection so they can afford to meet basic human needs. Actually listen to what she said because she outlined how it would work practically. You don’t have to agree with her solution but at least disagree based on the argument she presents and not what you THINK she said.

If tenants are willing to pay for landlord's expenses, such as property tax, repair cost, insurance.etc. then I'm all for cancelling rent.

I am very confused here. Property tax freeze doesn't seem to be on your list nor does a property tax abatement...SO if I won one apartment building it's just tough shit for me eh? Why do you assume that landlords can afford all the fix costs without any income?
