Surrey is the 2nd largest city in BC by population only behind Vancouver and 3rd largest by land mass. The city continues to see a record number of new residents at nearly 1,000 each month and has been projected to surpass Vancouver by 2030 in terms of population size. Surrey is a very diverse city, with many cultures represented. In particular, there is a large South Asian, Chinese and Filipino community as well. Canada is known as a multicultural country that is welcoming to immigrants, and Surrey is a great example of this important Canadian value.

While the Lower Mainland is a very expensive place to live in general but Surrey is cheaper than Vancouver and many of the surrounding municipalities. Rent prices are also about 30% cheaper in Surrey.

Surrey has multiple community centers, shopping malls, hospitals, non-profit organizations, and public parks and facilities in each neighborhood. The population of Surrey is growing quickly and there are significant development projects to accommodate its growing number of people.

Surrey is home to over 800 parks, more than 650 km of trails & paths and a handful of beaches for you to enjoy. Explore scenic coastal landscapes, forests, gardens, playgrounds, sports fields, and more.

𝟓. 𝐋𝐨𝐜𝐚𝐭𝐢𝐨𝐧
Surrey is located just south of Vancouver, making it the perfect place to live if you want big-city amenities but don’t want to live in the hustle & bustle of downtown. It's centrally located in the lower mainland & easy to get around.

𝟔. 𝐃𝐞𝐯𝐞𝐥𝐨𝐩𝐦𝐞𝐧𝐭 & 𝐂𝐢𝐭𝐲 𝐈𝐦𝐩𝐫𝐨𝐯𝐞𝐦𝐞𝐧𝐭𝐬
There has been significant investment into building new homes and resources for the growing population. There are dozens of new home developments in Surrey, which comes with investment into the other community resources.

𝟕. 𝐄𝐝𝐮𝐜𝐚𝐭𝐢𝐨𝐧
Surrey has become a hub for higher education institutions. Surrey has branches of institutions such as SFU, multiple KPU campuses, Vancouver Career College, Sprott Shaw College & a future UBC Campus recently announced.

𝟖. 𝗪𝐞𝐚𝐭𝐡𝐞𝐫
Surrey's weather is typically quite similar to Vancouver. However, during the winter, its often colder and in the summer, it's often hotter than Vancouver. Overall, it Surrey has some of the best weather in all of Canada.

𝟏. 𝐇𝐢𝐠𝐡𝐞𝐫 𝐃𝐫𝐮𝐠 & 𝐆𝐚𝐧𝐠-𝐑𝐞𝐥𝐚𝐭𝐞𝐝 𝐀𝐜𝐭𝐢𝐯𝐢𝐭𝐲
Unfortunately, Surrey has a bit of a negative reputation, evidenced by a Google search. While Surrey has many very low-crime areas, there are still higher instances of crimes & gang-related activities than other parts of the Lower Mainland, although it decreased in 2021.

𝟐. 𝐋𝐨𝐰 𝐈𝐧𝐜𝐨𝐦𝐞 & 𝐔𝐧𝐚𝐭𝐭𝐫𝐚𝐜𝐭𝐢𝐯𝐞 𝐍𝐞𝐢𝐠𝐡𝐛𝐨𝐫𝐡𝐨𝐨𝐝𝐬
Some neighborhoods in Surrey are fairly unattractive or dirty & are host to many low income & homeless people. Though the majority of people who live in these areas are not generally disruptive, it is not a very aesthetically appealing area to live or visit.

𝟑. 𝐓𝐫𝐚𝐟𝐟𝐢𝐜
Surrey is a very busy city & has lots of traffic. It can take up to 45 min during peak traffic to get across Surrey.

𝟒. 𝐏𝐨𝐨𝐫 𝐑𝐚𝐩𝐢𝐝 𝐓𝐫𝐚𝐧𝐬𝐢𝐭 𝐍𝐞𝐭𝐰𝐨𝐫𝐤
Overall, there is a lack of public transit options and the SkyTrain only reaches the northwest neighbourhoods in Surrey. It is true that there are a lot of buses & most services are very accessible by public transit, buses can be very slow. Luckily, there are plans to build a SkyTrain extension into Langley by the year 2028.

Forget about transit if you're in South Surrey, South of 24 Avenue and East of King George Hwy. No buses or transit. You need a car to get anywhere unless you like to walk multiple kilometers to and from any buses.

Hey there.
I’m actually a newcomer here with my family. Currently in Charlottetown and looking to relocate to Vancouver bc. Surrey is one of the options cuz it’s cheaper.
Im kind of hesitant cuz of the high crime rate and gang activity. Your vid is painting it in a more positive light tbh. I’m just still concerned as I have little brothers to worry about.
Anyhow I’m sure it’s a good place to live in. If possible. Can you give me some advice on which area you would recommend from your experience and background and maybe help me out with finding a home?
Like I mentioned earlier me and my family are newcomers here and we barely know anything so any kind of info would be really appreciated!
I have to relocate before the end of this month so it would be amazing if you could help by any means. Thanks for your time !
