The home builder wants $2,500,000 for this house in Nashville, TN. It's in a decent neighborhood in East Nashville. But seems very overrpriced.

Especially now that the California transplants have stopped moving to Nashville at the same rate they did during the pandemic. Inventory and price cuts are spiking. Suggesting a declining market.

Did you see that neighborhood! NOT a million $ neighborhood. Talk about an over priced turkey!

Found it!
1814 Holly St, Nashville, TN 37206

It was a $582k purchase on 1/7/2022. They tore it down and rebuilt. That's insane. I used to general contract.

At this point, I think I'll hang around for a bit and pick up the pieces.

The liquidity continues to be drained. Soon, we will see who is swimming naked.

The problem is they probably bought materials when plywood was $100 a sheet instead of 20

4500 sq ft for $2, 500, 000!! This is why people's Property taxes is over the roof due to these ridiculous investments builds. Good let them stay empty. Too many Americans losing their childhood homes to foreclosures due to OVER tax ASSESSMENTS OF THEIR CHILDHOOD HOMES as the tax assessors are over valuing their home due to these kinds of builds.

It is a 350k house. Do not buy it until the price drops to that.

I’d rather own a shack with 100 acres than that house.

My vote is for $500, 000. The houses are close together and this house is on a corner lot with a busy street.

The builder has no intention of getting 2.5 million he just wants some sucker to offer him 2 million thinking they got a great deal. But in five or ten years when they try to sell it they will be lucky to get half that amount. Welcome to the American way of doing business.

If TX, maybe sells for 6, 675. Corner lot, yuck. Home next door way too close, no land. I'll pass.

A lot of money for not being on the water.

Builders and sellers need to get real! This house isn’t worth a quarter of the price!

Mortgage costs have (almost) doubled after 2021. That would mean that home prices should go down (at least, if not more) by some 50%.

I wouldn't pay 2.5 million for the entire city of nashville let alone 4500sq ft.

Yeah, but who wants to live in Nashfornia at this point?

$585k max! Idk anything about East Nashville so could be lower if it’s not a good neighborhood or school district. These houses practically share a wall with their neighbors.

The real question is what will the property taxes be.

I think he’ll end up living in the house for a couple years-and then he’ll try and sell it for about 1.6- I live in Brentwood we had a house next to us listed at 2 million on an acre with a pool ended up selling for 1.6 after a year on the market- and we live in an exclusive neighborhood
