If you are going to buy a manufactured home, buy a new bare-basics double wide and put it on land. And put it on a concrete block foundation. You can always fix up the home after you've bought it. You can remove the strips, fill, sand, and paint the walls. You can put in nicer cabinets in the kitchen. Don't buy an old mobile home. It's not worth it. They are full of mold, sinking floors, have poor insulation, and a whole host of other problems.

I purchased a new manufactured doublewide in Oct 2023 from Clayton Homes in Southeast Texas and put it on a piece of land that I owned. I did septic and well also. I would be more than happy to share my experience with Clayton unfortunately not all of it has been positive. I like the home, but there's tons of things I wished I'd known prior to dealing with Clayton Homes and their dealerships. I love your channel and would be more than happy to share a very honest review of Clayton Homes buying/build/loan process and the caliber of warranty service they provide after you're in the home for you viewers.

Some of us here in AZ joke that we can't even afford mobile home parks because the lot rents are $700+ and don't include utilities.

Got one for 1, 000$ 1969 model, stuffed with junk. Cost 5k to move it and renovate it. New carpet and thew everything away. Went from 900 a month rent down to 300 and 3 extra bedrooms and 1 extra bathroom. Nobody above me or below me. I never should have hesitated!.life changing.

Just purchased our 2nd mobile home 2024, set it down on concrete founfation, 1 acre land paid for cash, gave 30%down on mobile home, payment is only $535, septic paid for cash, seller paid for water and electric meters, if this is your option make sure yoy wil own the land.. as there is no point in buying a mobile home if you need to rent the land..

Bought a new double wide in 2002 with 1/2 acre and new Septic ststem, Well. One loan, and appprox. 65, 000 total. Made in Northern Indiana at Patriot Homes.Thought it was decent and it was affordable. Then the issues began and any warranty seemed to disappear. Not angry because i bought a Manufacturered home .Lived in many when married to my Army husband .I blame the Manufacturer and the Dealer .!!!!

I own & live in a 3 bdrm Modular Home built by Skyline in 2008. It has 2×4 Walls and the Windows also have storm windows. It is by FAR the BEST Investment for me. No Steps Everything is 1 Level. My Electric runs me around $80mo-$120mo. Winter thru Summer. I bought it after owning a House raising Kids 4 plus.

You forgot the most important thing, you must make sure you get the converted to real property certificate. It's not considered real estate until it's placed on a permanent foundation and has been certified. If the seller doesn't have that certificate it can be difficult to track down a copy. If your a real estate agent don't waste your time unless that certificate is available because the deal will fall apart.

It’s going to cost me almost 10K to close on a $50K manufactured house. Super frustrating and insurance is out of hand $2, 400 per year!

Having watched a LOT of videos lately for modular homes…I am blown away of the cost….living here in SE Tx these things are exceeding the cost of site built homes. Unfortunately also….just the word modular causes depreciation….so even though they’re built to the same standards or better….your going to loose money on the home itself…now if you improve the property you may be able to appreciate a little back. Being in this situation with our current home ( a Clayton built modular home ) we have been shafted by our taxes increasing for value yet our resale values are suffering with comparative site built homes….no matter what we do…..crown molding..granite countertops…no seams whatsoever in our house….full sheet rock…..it’s still a modular home…..

Can you do one on building a bare minimum house, like vanilla boxes, or shell with core houses? It would be super helpful to know what the actual bare legal minimum house would consist of, and cost, without the technically unnecessary "extras", like wood flooring, interior walls, trim, paint, cabinetry, appliances, etc.. It seems like we should be able to save money by dealing with all of that stuff ourselves, after moving in.

Could you talk about the financing options available for someone who already owns the land. Could the land be used as collateral and count as a down payment for a FHA loan? This is when buying a brand new manufactured home.

I am currently in the process of buying a Bravo double wide. My current thought process is to buy the home and refinance with a local lender. I own my 13 acres and already have well and septic system. There are no local lenders that offer a manufactured home building loan.
