Many people think that a Buyer Representation Agreement AKA a BRA is a contract between you and a realtor. Actually it's a contract defining your relationship as a client between you and a real estate brokerage. The realtor is actually representing the brokerage and if you're unhappy with their services then you have the right to request for a different realtor represent you from the same brokerage.

A BRA will have an expiry date, detail the type of home you were looking for, and also the specific location you were looking in. It also outlines the duties and responsibilities owed to you such as conducting property searches, negotiating offers, providing guidance and advise throughout the process.

Finally, it ill state the commission which the brokerage will earn. In most cases the commission is paid by the seller, and it does not cost you anything.
