This song was written by Harry Barris who was one of Paul Whiteman’s Rhythm Boys. Their Victor record was a big hit and I think this version is pretty great as well.

Interestingly, this 1928 recording is clearly an acoustic recording. Something only still being done of some of the less expensive labels. This same record was released not only on Velvet Tone, but also the Harmony, Puritone, and Diva labels.

As far as I can tell, both Jerome Conrad and Lester Cortes are pseudonyms for Harry Reser and Arthur Fields. So many performers in the 1920s and perhaps a bit later used pseudonyms on various record labels. Some used as many as 20 or so of these fake names.
