Once the court serves you notice to vacate and a sheriff puts a notice on the door is when you need to take action. First, when the court order says you have to appear on such and such date for a hearing, either get a legal aid lawyer and have them get you a new court date or go down to court yourself and get a new date and tell the court you will be out of town for a personal family matter. Then Go to court and file an order to show cause and explain that the landlord violated your right to quiet enjoyment and he’s trying to illegally evict you because he wants to sell the property and can’t show it to buyers if you live there. This alone will get you at least another 30 days in your place which if you are smart, you’ll bank the money and put it down on another place before you get evicted so you don’t have to have this negativity follow you and you can focus on starting over. It’s the landlords problem for buying an investment place to begin with and shit happens so it’s better then than you who has to clean it up.

Sometimes is curious, people only have the side of the landlord (we understand, is a business) but never see, the greed on their minds, if is a good tenant, pay rent, the most important you don't increase every 9 months, breaking the laws
