Sungai Besi has been a focus for many developments as it is located very close to the city center of Kuala Lumpur at a superb value for money. It was one of the earliest industrial area with KL but it's changing due to the high demand for space. That indirectly creates a lot of competition for this project.

That perfectly describes the setting of Trion, a mixed development built within the industrial area. The entire surrounding seems harsh and cold until we explored the interior of the project. The commercial components are one of most lively ones as they get snapped up by tenants almost immediately after VP. That indicates the demand for commercial activities around that area. Indirectly Trion felt like an oasis around a desert.

Built quality and size wise, they are pretty standard. But I enjoyed the facilities deck. The intent is there, but the designs can be a bit too rough. The entire project somewhat lacks finesse. While hanging out around the project, the tension and noise from the main roads are pretty intimidating.

But in terms of value, nothing much to comment. The connectivity and accessibility are super convenient. Shuttle bus will also be provided to the nearest MRT station. There are commercial shops for food and other services. Simply perfect for white collar folks that work in TRX or Jalan Ampang.

The shuttle bus service is already operating, and the interval time is 30 mins. Also there are more shoplots inside the ground floor of southgate which include mamak, subway, printing shop, laundry etc...

as a "house chore man", the basin cannot make it, too short to do the dishes comfortably, water will be splashing everywhere too... but yeah, if for young couples that does minimal to none cooking/washing, that's cool. and 18:04, i can wave hi to my dad's resting place 😂

i visited my friend in this condo as well, their view can see kl tower, klcc, trx and pnb118. but the layout is bit weird and feels cramp, the sink on the island kindda extra, if there's no island it would definitely feels bigger. waiting time for the lift is is around 15min at makan time. it's good for young working couple to stay i think.

Great video Sean! But some correction the main road infront is actually Jalan Sungai Besi, currently going thru upgrading works for a year so if you visit the place today is just crazy congestion, people are trying to avoid it by going into Jalan Chan Sow Lin. Other than being 1 of the main roads going into KL, if you come from Johor/Melaka/Seremban and using the NSE (Plus Highway) you would be brought here so it explains the heavy traffic. There are actually some food stalls along the main road, popular Wanton Mee shop beside BHP and another Wanton Mee shop beside Shell (further walk) and also a lot more stuff at Southgate. But I agree with you, there will be a lot more changes coming soon to this area

34:55 If Bandar 1Malaysia project is coming back then Razak City could be a winner? It’s only approx 550/sf there with fully furnished package.

If i would compare over maxim majestic at cheras, which would be a better buy? Trion got shuttle bus to mrt but maxim dont have, and need to walk more than 10 mins to arrive. Neglecting the price, which one is a better location for continuous long term rental gain? And Maxim has alot higger density than trion (2136 vs 1344 units).

So much wasted space as you mentioned. The unit could have been so much bigger, lost potential there.
