In Acapulco you can stay at hotel California for 4500 payso a month next to the zocolo and 2 blocks from the beach

Ok Mexican talking here. Please do not go to live on those places, the only thing that you guys do is rise all the prices for what was supposed to be affordable for the locals. You basically make impossible to live there for the locals and all the cost of living increases as well, it is great to have tourist but not people that live there.

They are building everywhere and people are buying! I would only be concerned of buying pre-sale.

The Mexican government is making it far more difficult to want to invest in beach towns since any property purchased has to be put in trust, rather than on title. That in itself wouldn't be a huge issue if they didn't keep changing the financial requirements for residency every year. It makes me feel they are unstable, and could change any law on a whim regarding owning property. I go to Puerto Vallarta every winter, on a temporary visa, but prefer to rent for that reason.
