Many of you have the dream of living in Italy, in your own rustic farmhouse, similar to the story in Under the Tuscan Sun. This episode I interview Michele Capecchi, an Italian lawyer in Florence, Tuscany, to give you the ultimate guide to buying a property in Italy. Whether you'd like to buy a holiday home in Tuscany, an investment that you could run as an agriturismo or Airbnb accommodation, or perhaps you're keen to try the adventure of restoring a historic villa in the countryside to eventually retire with your family. Michele talks through the dangers and key questions to ask so that this process can be smooth and relatively stress-free. You can find many more videos on my channel about how I learned Italian and moved to Italy. Making these episodes alone is very time consuming and expensive and if you would like to support my work, you can find my Patreon page here:
You can find my recipes and other information on moving to Italy, learning Italian or my filmmaking equipment on my website:
Please don't follow me on Facebook as that person is not me - they have stolen my identity for the past few years. You can follow me over on Instagram for daily inspiration from Italy and around the world to make you dream, learn a language, cook, travel, move to a foreign country, film, edit or pursue your passion:

Michele gives good advice on buying real estate in Italy. We bought a property in Tuscany (Pontremoli) in 2017 and used Nicholas Metta in Philadelphia as our attorney. While Nick lives in the US (outside of Philadelphia), he is Italian, licensed in Italy and part of a Italian firm. He was able to inspect all of the transaction documents and provide us with both good answers to our questions and assurance that everything was correct. I would easily recommend Nick for American buyers looking for a US-based attorney.

Italian's have so much style. This lawyer's suit is perfectly tailored. The men and women of Italy along with the French really have a great sense of aesthetics.

I love the fact that most of Italy has rules and regulations that seek to preserve the history and keep the cultural aspects intact.

Thank you for this perfectly timed and informative story. My wife and I are returned to Italy (from the US) in September, with the intent to buy a holiday home for our retirement. Your interview confirmed much of the information that we've been capturing as part of our research, thus increasing our confidence that this is dream that can be made real. Grazie mille...

Besides the attorneys knowledge I also 🎉notice he mentioned one should follow their dreams and embrace the culture and lifestyle of Italy when deciding to purchase a home there. Very honest advice! I’m coming out in June to see his I feel there. I plan on buying a home there, maybe an Airbnb. Will need an attorney for sure.

I have been planning to move to Italy for the past 3 years. At first, to get away from toxic troubles and heartaches, but as time passed and my soul healed, I have grown to fall in love more and more. I am looking forward to my new home.

Thank you Kylie for talking & asking Mr. Capecchi questions moving to Italy. There's alot more information that's different in Italy from the USA buying a house. You are making it easier for all of us to understand showing this video. I'll just keep DREAMING of buying and moving to Italy one day. Thank you!

this is so so so amazing. you don't only inspire us to dream big and to think that everything is possible, but you always bring the reality in in such a beautiful way so that we can plan and account for both dreamy and difficult parts of achieving the dream, which is so damn important. as an expat who started just like you, from zero, all alone and confused, I have to say that the difficulties that "no one told you about" can be so disheartening and defeating. being prepared for both good and bad is such a luxury that you're selflessly providing to us and I'm so so grateful for you Kylie <3
