Median prices continue to hit new highs despite the fact that new sales under contract are down and inventory is increasing. We expect the pace of price increases to slow and for homes to take longer to sell. There is 32% more active inventory than at this time last year, and yet over half of homes on the market were under contract in six days or less. Months of supply for the District itself approaching 4.5, while other sub-markets remain close to or just above 1.
