What is Section 8 Housing Choice Voucher?- Section 8 Housing

Through this program, we help low-income families and individuals with the cost of their rent. A portion of their rent is paid directly to the landlord. The purpose of the program is to assist low-income people and ensure they are living in healthy, safe housing.

New York, Los Angeles, Chicago, Houston, Phoenix, Philadelphia, San Antonio, San Diego, Dallas, San Jose, Austin, Fort Worth and Jacksonville.

Eligible families are selected from the waiting list. A qualified family may choose to rent a unit in any area we serve if the owner is willing to participate in the program. Please see Areas Served.

The low-income family must pay at least 30 percent of their adjusted monthly income for rent and utilities.
We will pay the rest of the rent to the landlord, as long as the total rent and utilities are at or below a certain cost, called a payment standard.
If you qualify for help with housing costs, you may use this Rental Assistance Calculation to get an idea of what you can receive. Your actual aid may be different. There is a maximum amount of rental assistance a family may receive and it is called the Voucher Payment Standard. These payment standards are determined by fair market rent in our region and funding from the U.S. Department of Housing and Urban Development (HUD).

What does the term Section 8 mean?
The Section 8 program allows private landlords to rent apartments and homes at fair market rates to qualified low income tenants, with a rental subsidy administered by Home Forward. “Section 8” is a common name for the Housing Choice Voucher Program, funded by the U.S. Department of Housing and Urban Development.

Market rental costs and regulations set by the U.S. Housing and Urban Development (HUD) determine the amount of the payment standard.​​​​

If the rent is too high, the unit may not be eligible for assistance.
You may apply to be placed on a waiting list and your eligibility is determined after your name is selected from the waiting list.

Your name is selected from the waiting list according to the date and time of your application. Because of limited federal funding, you may wait 10 or more years before your name is selected from the waiting list.

If you are already receiving Section 8 Housing Choice Voucher assistance, your eligibility to remain on the program is reviewed at least once a year.

How do you qualify for Section 8?
In general, the applicant must be 18 years old and a U.S. citizen or eligible noncitizen with a household income of less than 50 percent of area median income. Eligibility is also based on family size. Determine if the local PHA has any restrictions or preferences.

How can I get low income housing fast?
Low-income families should visit the local Public Housing Authority to find resources for emergency assistance. Many programs have wait lists, making getting help immediately very difficult. If the PHA is taking applications, priority is given to those with income falling below 30 percent of the area's median income.

i feel sorry for anyone that has to find a low income house in these times. i was just there. my landlord decided that in the middle of covid basically march 2020 that i was the only renter that had all my rent up to date and was never late that our of the 5 he owned it was mine that he was going to sale. so much for me doing the right thing and i have a disabled son and had lived there almost 16 years..our voucher was 2200 for a 2 bedroom but then went up to 2400 which in so cal is still way underpayment. thankfully my worker was very good at exending my voucher 3 times but she kept telling me she couldnt give me a reasonable accomodation for higher payment standard and i knew that as my son is disabled i should get one so after fighting for 2 months with the office i called gavin newsoms office clearly never thinking anything would come of it but that afternoon his office called and asked me more details and said they would relay all this to him and to expect a call back within 2 days again thinking it would not happen...well that next morning at 9 my phone rings and to my surprise i hear yes can i speak with annette this is gavin newsom the governor of california and you would think it was a rock star i was in shock and said this is and he asked if this is what my problem was and i said yeah and he said well i don't know the housing rules that well but i did talk to the main guy and i was completly right as long as my son has a disability recognized by ssi then they have to issue a reasonable accomodation to go higher and he said let me check on a few other options and ill take care of it and he apolgized that i had had such problems so that same day at 4 my worker called and apologized and said she wasn't aware of being able to do this and to put in my paperwork and write a letter asking for the reasonable accomodation so the next morning i was approved for the apartment by noon. they let me rent one for 2795 which is like 500 above standard. then when i had to go sign papers at the office she had said i was one of the only ones that had really gotten extensions because i kept in contact with her every week and let her know what was going on and i had a list of everyone i had called and what there response was . so it helps if you are in that situation to communicate with your worker..and be nice no matter what it will help you in the long run, , like she said most people dont call until the day it is expiring and just leave a message they couldn't find anything and need an extension. which sucks i know this one lady that was on the list for 10 years her name came up at begining of covid and didn't fine anything and now she is at the bottom again. in calif there is not many affordable houses anywhere i think they said they give out only like 20 new vouchers a year because no one ever gives them up. i was on the list from when my son was born until he was 9 and then i got the voucher. so many regular landlords have such a wrong idea about it so many told me so your a single mom and the govt is paying for you to have a nice house no i wont rent to you...and when i say no i pay close to 1100 my own money they don't believe me..i think if you have a rental you should have to go and have a class about section 8 and how it really works..you can't really destroy there property or you are not getting section 8 ever again and its not a free ride for anyone. i can't tell you how many times in a year i got off the phone crying and just feeling like i was the worst person on earth..people are just rude...and it was literally like having a full time job trying to find a place every day. so many days i felt just hopeless but don't give up hope keep trying eventually something will break for you

Hi I just got approved .. I'm held up by lack of Identification documents .. I hired a firm in Romania to help me obtain my birth certificate .. I hope I don't loose the vouchers again . Im very happy I found you online sir 🐼

U gave us amazing information, god bless you. But I have heard that, housing office accept applications only once a year. And it has to in person. Online applications are all scam. Is that true?

I’m on a few waiting list for housing authority. I have also applied for a tax credit apartment. I have four children and I’m trying to get out of a toxic relationship. I don’t make that much money. How can I move up on the list and/or find affordable housing?
