Its funny you mentioned smell. When my wife and I were looking for our first home 32 yrs ago we went into a home that smelled of sauerkraut which they must have had for dinner. We toured the home and realized why they did that....they had a water problem in the basement which could have created a damp smell in the home.... We still laugh about it today... Great video!
When we sold our last house. Trimmed the trees and bushes. Put in new carpet since we had cats and painted the inside of the house. Use rid it to take out the smell. Still had some cat smell. Changed up light bulbs. This is good advice. Pet smell is the hardest to get rid of.

My first house was in a marginal neighborhood near downtown. Back in the Carter era, our mortgage was 11.5%!! Wanted out to get the kids into a better school. After a year and a half on the market, using all the tricks (making cookies, endless hours spent picking up Legos and toys), I finally said fuggit and threw a turkey in the oven; figured I'd be gone for 3 hours, and then dinner would be ready. House sold the first time; it smelled like 'Grandma's House' in there... do not underestimate nostalgia smells.

Do you know any good realtors willing to cover a large area, about 1 hour north to west to south of st louis... most of the ones i talk too only seem interested in working in their diresvt vicinity.
