Do you have to buy the property out right first with your lenders money before renovation and then go refinance cash out for 75% of LTV? Is it possible to use say an FHA or HUD loan for a 4 unit that needs massive repair and while occupying one of the units do a cash out refinance? Also if the purchase price was low enough and renovations done on a tight budget to make the numbers work does rent really need to be raised right away?
