Full time lapse Mass Timber 3 storey Passive House Construction

Constructed entirely out of Cross-Laminated Timber and Glulam, this building is in the heart of North Vancouver’s Shipyard District. It required sophisticated Building Information Modelling and Virtual Construction work due to the extremely challenging zero-lot-line site on the busiest corner of the North Shore. It could become one of the world’s first Passive House Certified Mass Timber commercial buildings of its kind and will only require one-third of the regular heating or cooling energy. The building’s ground floor has been designed to ‘open’ onto Carrie Cates Court by incorporating floor-to-ceiling, PH triple glazed windows. The new Gusto on Lonsdale will offer a south-facing exterior deck and essential ‘wrap’ the restaurant row onto Carrie Cates Court. The 2nd and 3rd level will be AAA offices featuring the exposed timber with unmatched views of Lower Lonsdale.
Many of the components were pre-fabricated off-site including Structural CLT Facade panels, a Precast concrete elevator pit, Wood-framed stairs and Custom passive house wall panels, Light Timber Panel (LTP). This and Building Information Modeling allowed us to install the superstructure of the project in only 10 short days.
The structure of this commercial building consists of two Mass Timber products: Glulam and Cross-Laminated Timber (CLT). Unlike traditional concrete construction, building with mass timber has a number of direct environmental benefits. It significantly reduces the carbon footprint of the construction by isolating CO₂ in much the same way that a healthy forest does. Once complete, the building will only require one-third of the normal heating or cooling energy.
Wood is also lighter and outperforms concrete in terms of energy, air pollution, water pollution, cost and life safety in earthquake zones.
