The plaintiffs say they hired the defendant to do a house inspection for a home they were buying and he said it looked fine. Turns out the home’s roof was shot and the oil tank was rotted. They’re suing for what it will cost them to fix the problems. The defendant says he listed all the items, and they’re grasping at straws.

My home inspector took pictures of everything...literally everything. He took more pictures than my wedding photographer. How does he not take pictures?

My home inspection provided pictures of everything. These are major things he should inspect thoroughly. That’s what he is paid to do.

I agree with the judge. Just the same as home inspectors don't tear down drywall to see if there's mold and rot on the inside of the walls. Plus from the picture of the house they bought it looks really old and in need of repair anyway. But to find out every little thing that's wrong with an old broken down house you'd have to strip the home down to the studs.

Apparently the lattice around the oil tank had some special star trek force field that repels inspectors but allows the oil company workers to view the tank. He was just going through the motions and with a contract that doesn't hold him accountable for anything he's thinking why bother.

I literally hated my inspector because of how detailed/specific he was. I would never use a different company after his work. He was very honest example- 1 house he came up to us saying are you sure you want me to keep inspecting this place there is so many issues. My advice- ask them what to expect from their inspection before you agree (photos, will they go into attic/crawl spaces, will they go on the roof, potential local ordinance issues)... never use the inspector your realtor or banker advises... make sure you are there so you can ask any questions and see the type of inspection they complete (checking electrical, plumbing, age of materials etc)

An inspector worth his fee will always take picture of the issues they fine. Of the oil people can get to the oil tank, this lazy inspector could get to it.
This guy is a lazy bum.

This inspector is worthless. Can't get his head around some lattice when the oil company has zero issues filling the tank? Doesn't even get on the roof to inspect it? Doesn't turn on the HVAC system to check it? He didn't say if he poked his head into the attic to check for any existing leaks but we can probably assume he didn't since he couldn't bother to push a button or two on a thermostat. No photo's included in the report? What did they pay for, him to come out, stand in the driveway and say "Yup, that's a house". That'll be $350.- thank you very much.

Two things I had to learn the hard way when buying my home: 1. Do *not* trust the inspector recommended by your realtor. I honestly think that my realtor, and my home inspector, were very likely friends, and there were certain things that he didn’t mention in the final report, but I’m sure they were both aware of. 2. ALWAYS make sure you’re present when they’re doing the inspection. I was still military, stationed in another state, and I made the very stupid mistake of trusting my realtor to be there during the inspection. 🤦🏽‍♀️ As a result, I didn’t find out until I finally moved into the house a good while later, that one of the two HVACs wasn’t working properly. Lessons learned…

what is the purpose of an inspector that does not look under things or gets on top of things? any idiot can see where things are visible. Our inspector got dirty to make sure our house was in good shape.
