In today’s Property Education video, Simon Zutshi, author of Property Magic and successful property investor since 1995, gives a 5 Bed HMO Tour to showcase what Real Property Ventures of a HMO Conversion look like, allowing you to pick up some key HMO Tips and Tricks for your Property Investing.

Before Simon begins his HMO Walkthrough, he explains why Bournville Lane in Birmingham is one of the Best HMO Property Investment Areas, due to factors such as transport links into central Birmingham.

When looking back at his Property Portfolio in 2005, 10 years after he started Property Investing in the UK, he realised his HMO Property Investments were generating the best income and were easier to run as a Property Strategy.

Find out more about What is a HMO Property Investment and HMO Rules and Regulations as Simon takes you through his HMO Project Update. His HMO Property Investment Conversion Tour highlights some of the important things you should be aware of when setting up your own HMO Property. This includes an Introduction to Fire Safety in HMOs and making sure you adhere to minimum room sizes.

This particular House of Multiple Occupation achieves £1,100 profit a month. Simon encourages any Property Investor to aim for a Mega HMO as their next Property Investing Deal to replace their income straightaway.

You've done a great job here offering a community living opportunity - I stay in a lot of hostels, and this place has that vibe! I've just acquired my first investment property (5 bed house), so will definitely use this as a benchmark. Thank you

Lovely house I usually make net £1100 to £1300 after all costs on my HMO’s. It might just be me but isn’t the back door also supposed to have a thumb turn lock I saw keys hanging from the door so I assume it doesn’t?

Lovely HMO! Would a garden and an HMO be an added benefit? Could you ask for more rent because it has one?

Thanks for sharing your HMO and highlighting the key areas to address for HMO. Would you advise the minimum tenure of each AST? How to enable energy saving to save landlords’ utility costs? Thanks

Hi Simon,

Can you please advise of any building insurance providers for portfolios of property’s? We currently have around 15 and anticipate having triple this number before the end of 2022.

Any help in this regard would be much appreciated.

Thank you such a lovely property.

What type of management agents/companies would you advise to manage your HMO? and on what terms?

Good video Simon, but I noticed the fire exit door in the kitchen should have a thumb lock not keys.

If there's a fire, door is locked and the keys are upstairs, then you have a problem.
