Is EPR a Good Dividend Stock? (9%+ Yield, Monthly Dividends)

Today we’re gonna be taking a deep look into EPR Properties stock, ticker EPR, which is a pretty popular dividend stock for a couple reasons. It’s currently offering a pretty sizable dividend yield of 9.12% and it also pays dividends monthly as opposed to quarterly. So for people looking to earn a high amount of monthly income, EPR is one stock I see a lot of these kind of investors hold. And for a real estate investment trust it holds properties that are a lot different than most REITs do. So let’s do some research into this stock and look into their financials to see where EPR Properties is today, and I’ll give my own personal opinion on this company.

To give a brief overview, EPR Properties is a REIT that has a decently long track record we can look at. Having been founded in 1997, EPR describes itself as being an experiential net lease REIT. That’s because unlike most REITs that own retail stores, offices, industrial buildings or apartments, EPR owns entertainment venues. Over on their website you can see they own 356 properties which gives them a total investment value of more than 6.6 billion dollars. Some of the property types this REIT owns includes movie theaters, golf ranges, water parks, ski slopes, camp sites, museums and several other venues. EPR also holds a few private schools and early childhood education centers in their portfolio.

I 100% agree with your analysis. There are way better options out there especially if you are looking for a month dividend stock. Maybe once we have actually bottomed out.

Good analysis of EPR. I bought them back in 2020 and exited most of my position when they went over $50. One thing you failed to mention is the management team. IMO, they do a good job of managing liquidity. Back in 2020 they suspended the dividend and took out a large revolving credit facility such that they could survive for 2 years without additional capital. This is when I bought in. I agree with your assessment of holding off on EPR until the threat of recession is gone. However, I'd apply that same logic to other stocks that you discuss on the channel like ARCC and ORCC. ARCC crashed during the GFC and will head lower if there's a medium severity recession (same with ORCC). Market appears to be pricing in a soft landing.

I have EPR on my watchlist but I'm betting on Ares Capital (ARCC) and PennantPark Floating Rate (PFLT) for the now.

Hmm. Thanks for covering this. I'll try to remember to evaluate this holding again towards the end of 2023. See what the economy is looking like, what the fed is doing, and if anything changes with regards to theaters.

Edit: lol I guess I should have listened until the end before commenting. You basically said something similar.

I sold my shares of EPR since there will be a slowdown in the economy. Hotel reits would be a better bet for now.

Wow, I accidentally landed on your site today and am going to start a position now. I didn't realize the difference between these stocks and JEPI. Jepi pays more money per month but continues to go down. I think real estate has already taken a big hit and may still go down further, but over the years, it will probably do better than Jepi. Perhaps a combination of both of them.

top golf is expanding. i think the movie theaters will hurt but i think epr will look into other types of property

I bought their preferred series E which means no dividend cut before they completly eliminate their dividend on their common shares. Also there is no call date. The company can only convert EPR-E if the shares go higher than $77.70.

Excellent review of this REIT. AMC was almost 15% of total rental revenue for 9 months thru the 3rd quarter of 2022. The chain has most of its debt coming due in 2026 so the turnaround has a time limit.. Regal was already on a deferred rent payment program. With all the REIT choices to pick from with excellent dividends, why consider EPR? This profile is just too risky as you pointed out.
