Thanks for the interesting topic. Vanessa seems to indicate that the land she is readying for sale is land she already owns. So, she is performing due diligence to sell it to a higher-value buyer? Does she have a target for what kind of land use she wants to sell as? For example, she wants to sell it as multi-family buildable parcel, so she would want to obtain the required zoning for that use?

I made money with entitlement. I did a 10, 000 option with 350k PP and disposed via double closing for $1.844mm, essentially out of pocket only got 10, 000.
