As a realtor I would NOT say what this guy is saying. Yes, all valid points, but there are copious data points to prove one should and could wait. I have been telling my clients they should wait at least until the new year. If you need to buy right now it isn't absolutely horrible because people are getting desperate who are selling, but it's not that great of a time either.

The prices are coming down a little bit but there’s still a lot of smart people or should I say greedy people that think they’re gonna get top dollar for their homes.
